Wholesaling is more difficult than flipping or landlording, and requires all those skills, plus more.Now, if you're willing to devote a year to study and doing a deal, then I recommend you spend the next few months learning how to do a rehab/flip.  

You need to decide how much time you want to devote and what your goals are for your Real Estate business.Once you set your goals and define your resources, you can select a strategy to accomplish those goals.Good Luck

I forgot to mention, I have a full time, good paying job and I have a family member ready to partner with me in terms of devoting time and effort.

The easiest thing to do (because attorneys unfairly trade stress for money) is to call the person who stole your images and ask him nicely to stop so you do not have to devote a bunch of your time exposing their hustle.If you want to play with them a bit first, tell them you would like to arrange a showing of the beautiful mustard colored $1000/mo rental and see what steps they offer you.  

So I guess it all depends on where your property is located, your plans for growth and how much time you have to devote to the listing (especially when a sudden problem occurs at 2AM lol)

My response was based on the fact that your first paragraph states "he is criticizing my method of advertising"; and, you devoted a full (and the longest) paragraph to what was said by your tenant about your online pictures, including the statement that "all there is is a picture of the back of the house..."

Double check and add for good measure the time and money devoted to zoning in your plan.

And, that's okay, but you're unlikely to learn enough about subchapter S to be able to avoid all of the landmines unless you're a fast learner and are willing do devote a substantial portion of your time to self-education.

In the end it was still worth it, but it consumed a lot of my time and money.For this reason, you will find most loan officers will not devote time money or resources to borrowers of this type.
