I have a bit of anxiety when it comes to meet ups/networking, so I have a difficult time convincing myself to go, but I am working on overcoming this weakness. 

Like you, we decided to look for a property in the RRG because we like to go there.

While I can appreciate ones desire to own real estate, it is not the appropriate investment strategy for most who fall within this category & the consequences of a bad investment generally far exceed the potential upside.

Easiest and least costly is to go there and spend a week or so to get everything in order.Another one is to hire someone trustworthy and pay them to put it in their garage or in a storage unit for a month

Others might be fine with taking risk, but least by doing this a person can get an idea of what might go wrong.e) Legal document analysis: it will usually take a few days to go through the legal document properly, as almost inevitably there are tons of gotchas that either have to be explained, or mitigated with a side letter.That is the very short summary of what I do.

In the end we decide to go with Digb because the also handle the taxes and multiple LLCs really well. 

I think it’s the only way to go, learn a lot, you care for your property the best you can, etc.Steven

I've never said ANYthing to the contrary, except to report that my earlier experience using the Vertex32 spreadsheet seemed to indicate that fewer, larger "chunks" achieve a marginally quicker payoff than more frequent smaller "chunks".I'm going to go with @Joe Au and suggest we put this to bed now.

The worst thing you can do is inherit a bad tenant and then you'll have to go through the eviction process. 

I wanted to see if I could get some input on it since I had assumed a 30-year fixed would be the way to go.
