I just bought a duplex and have pretty much depleted my cash reserves,  good thing all 8 properties are paid for,  taxes and insurance are paid for the year, as long as no major repairs happen, my wife can hold us down if no rent money is collected,  but I do have my safety stash which I do not touch.
