The real money comes from 1) up sells....and 2) people paying them to fill their CRM with leads and weed out the cream of the crap leads on a "30 day free trial basis", after which they will cherry pick and flip after you cancel your membership.

They taught us Owner financing and made it seem all peaches and cream which it isn't, and as if that was the norm and was a brand new state of the art best thing ever way to take down deals.

even when it does constrict a little bit it seems to come roaring back.. the culture of tech is just off the charts for most anyone from the mid west rust belt manufacturing  sector.I got to make a quick presentation at Google headquarters on real estate investing.. and was given the tour of the campus.. one just cannot comprehend the perks and working environment  not to mention the creaming of the top minds coming out of collage..

I drawn up a site plan , looks like the 10k sqft building will fit, the land is flat and almost rectangle, with set back and required landscape, I still have 52+ parking.I plan to build and hold on it, as a steady income for retirement,  maybe use one or two unit by myself, as my wife always want to try a coffee/ice-cream/yogurt  shop.

I agree as well with Jason, but color is a personal preference, I prefer a cream tanish with darker trim, forest green looks good on smaller homes and a burgandy door will make it pop.
