I have been looking around on 'Home Depots' website for materials in regards to flooring, paint, bathroom accessories, kitchen, etc. 

And we have just begun plans for a 650 sqft, 2BR/2BA (with 1-car garage) Accessory Dwelling Unit (ADU) in place of our garage.

I think I'm going to go to the planning counter next week and just discuss hypothetically what it would take to convert the basement and/or garage into an accessory unit (not mentioning that it's functioning as one currently).

It will be interesting to see how this plays out, because this last July, Seattle also passed new land use legislation that allows up to 2 additional units on a single family home property (one attached accessory dwelling unit and one detached ADU). 

If you aren't having any luck with a multi-family, you may want to consider a single family home with a mother-in-law/accessory apartment. 

One of our cities, the most coveted, has a bedroom formula of two people per bedroom, no matter what.

BP Community...I've tracked down a prime piece of land in a coveted neighborhood in Austin, TX.

Situation as is below:-CC&R's written in 1987 read "No building on any lot of said property shall be used for more than one single family dwelling and or accessory building".- In 2015 zoning was legally changed to multi family.My understanding of zoning vs CC&R is that CC&R's can be more restrictive, but cannot violate any laws.

(I highly doubt that that's the only way but the gatekeeper was not having it).Jeffery W & Justin L: So the only place I can really find the answer is by checking when the Accessory Dwelling was built or when permits were pulled to create it at the county offices?
