The last couple times I've compared/contrasted, the DSCR (for LLC) and Fannie (for a human person) loan options had similar rates, but the fees on the DSCR one were higher.

Rather than basic boxes, they added some accent pieces that create architectural appeal, overhangs, and accent walls when painted to contrast, all made out of the poured tilt wall thickness and erected in the same manner.

My home is on the upper part of the hill, so my property sits on a bit of a higher elevation in contrast to the neighboring home, but the retaining wall runs along both of our property lines.Back in 2018, I had some damage due to a hurricane and a large tree that was in my yard fell on my fence, but it fell towards the neighbor's property.

In contrast, the city directly across the river is very "laissez faire" with code enforcement / housing stock - I call it "The Wild West" - and they have a pretty serious crime and drug problem over there.

Assuming no HOA, it seems the wording here implies owner-occupied is in contrast allowed without the 600ft thingy:Louisville, Kentucky, approves new restrictions for short-term rentals (avalara.com)Anyways, does your town still consider a single room rental in your owner-occupied house to one person a 'Short Term Rental'?

Here's the long and short of it:- LTRs w/ a PM = lower cash flow but very hands off- LTRs w/o a PM = slightly higher (think 8-10%) cash flow but more hands on- MTRs w/o a PM = very doable, 1.5 - 2x LTR rent in most markets but more hands on- MTRs w/a PM or co-host = still higher cash flow than LTRs but co-hosting and PM can eat up 25-30% of your profits- STR w/ a PM or co-host = 2x-3x LTR cash flow but same as above, your manager will take 20-30% usually but totally hands off for you- STR w/o a PM or co-host = 2x-3x LTR cash flow goes to you but definitely hands onOpinions will vary on these options but this is a good rule of thumb and starting point to help you compare and contrast.
