What I am looking to do is refinance, or pull out equity so I can get back on track with my lender and continue searching for a buyer. 

Should I continue mediation or pursue legal action (considering the time and costs involved)?

As the Guardian Fund LLC bankruptcy continues, we have been getting several calls regarding properties that owners are just now figuring out are titled in their trusts.

Given the abatement option could you continue to occupy 15% of the building with commercial tenants while the rest of the building is converted or is that a logistical nightmare/ideally are you seeking different long term commercial tenants if you go that route? 

A couple other neighborhoods I like besides the two you mentioned are Washington Park, Hyde Park, Woodlawn, and South Shore.I think that area will continue to be gentrified because you have the lakefront as well as CTA trains.Is there any reason you are targeting Chicago instead ofdoubling down in Kansas City?

US treasury rates increased ~80 basis points since the beginning of October as polling results started coming in and the increase continued post-election in expectation of high government deficits and sustained inflation (due to tariffs and otherwise). 

Also most people employed, so even if it is a struggle they can still pay the bills.

Deed holder is almost always named because its the easiest party to find...deed's are recorded and public.It also sounds like the Wyoming LLC is the deed holder and the transactional costs associated with re-titling the real estate is likely going to be more expensive than continuing to maintain the Wyoming LLC.
