I've seen people rely on a last deed of record search which wouldn't have found the out of chain deed. 

Some people just like to complain. 10 minutes seems like long enough for most people to take a shower.

Connect with a lender/agent locally to get a feel for the area/what you can qualify.

People don’t get paid a lot for providing a contact information on someone who say is in foreclosure.
