I just thought it was kind of a crazy question since the logical answer does depend on the year, make, size, # of beds and baths, appliances included, condition/work needed, location, ease of moving, vinyl/shingle or metal/metal.

Not doing so will cost you a penalty, the cost of the permit, and the inspector (Dave Gibson) may require you to remove some of the shingles to prove you have adequate ice and water shield (assuming you get caught).

So if you replace the entire roof it is depreciated over a few years but if you repair something like a patch of shingles it is a deduction for that year.

Agent says it's high.Specs: 1,512 sq ft area (36'x42'); two layers to be removed; no leaks or water damage; cover with 15 year architectural shingles; easy roof pitch (no harnessing or safety needed)Just want to know if those who have done roofs think this is a fair quote or high?

Hey @Chris Schwartz it's hard to tell, but I'd guess if you do most of the work yourself, maybe $5k - but I don't know what a "soil stack" is - so not counting that. 10 years on a roof might be okay - are the shingles curling at all?

Some shingle colors just wouldn't go with some exterior color schemes.That being said, I'm a big fan of the 3D shingles and think they are absolutely worth the additional cost vs. a standard shingle.By default, I would say black 3D is probably the best universal shingle but I don't have any hard data to back that up :)
