What rates are commanded by units comparable to what yours would be?  

If they are mostly vinyl, would something upscale command a higher price and be a competitive advantage?

How much more does a 2 bedroom 2 bath than a 2 bedroom 1 bath command in your market?  

If it's relaticely clear span and ready for conversion, storage can be done insanely cheap relative to the rent you can command.

Rentals in this market are strong and you can command higher rents for more "hipster" or "trendy" neighborhoods compared to Vista/Escondido/La Mesa/Santee.
