If you had 150k you could buy one 400k property with 8k property taxes that rents for 2500/mo or you could buy two 200k properties with say 3k property taxes per month each renting for 1800.

I am also still buying flips/LTR..

I hope you're working on saving up some of your own cash since you will need that to buy more property.

If you take that cash and try to buy units in the area, ask yourself what are they selling for?

We buy by the case, pallet even on places like HotelSupply, HD Supply, etc.

Buying RE is nothing like buying index funds or stocks - Google it for 15 minutes, click on buy shares.

Which do you think will be more competitive, buying from wholesalers or your own referrals?
