The seller gets out with the sale and your'e able to do the deal you otherwise may not have been able to without your money partner but since you're willing to split profits anyway, let it be a friend/family member vs. the seller.

There's a glut of sub2 education/information out there these days, so you certainly won't lack in that regard.Some of our members have done hundreds of them without issue, so just seek those people out at the meetings and talk to them.

They do have other options that you can add-on, such as electronic inspection reports, mailing services and e-lease (this one is included if you're a Pro member which I am not) but I haven't found the need for any of those services yet.  

If you have a partner / other llc member you can adjust Operating Agreement accordingly to have one person credit qualify.

Speak with the Community Manager, or try to meet with one or more board members to gauge their attitudes on your investing ideas.Very Important:  check to see if there are any current or in-the-works special assessments.
