@Ryan Dickerson, while you will ultimately need to either make a somewhat blind leap or hope you can find a contractor that will walk your properties, one piece that I will add is: YOU need to know what type of finishes you are looking at, and understanding their material costs.I.e. are you going to do carpet, LVP, or true hardwoods?

There's certainly other aspects that you need to consider such as pricing, quality of photos & overall listing, is it clean/repairs are done, if there's tenants are they being decent to people during showings, are you requirements reasonable etc...

That is a great point as well, I have noticed there are a lot of Accountants/Bookkeepers out there that have no idea what they are doing with Real Estate and they think it is like other types of business, they charge based off those businesses and find out they have to do more work and Real Estate needs more details and separate reporting and they do the bare minimum which ends with an investor having to pay someone like me to clean up everything and get them back on track.

A week after signing up, I found the program doesn't work for me as there are additional fees involved, such as FB ads, leads, etc.. in only 3 hustles (Sod, house cleaning, can't remember the other one), which are not what I would expect.

@Yi O.When purchasing tax lien properties (at least in FL), you will need to go through the process of cleaning the title before you get insurance or try to sell it.

Typically people who really have done something extraordinary will tell people who they did it.It's not impossible, you could buy and close, do a two week paint and carpet rehab, find a cash buyer right away, close in two weeks, make 40k, not impossible, but highly improbable.
