I believe that doing cabins now I can basically do the same thing that took me 15 years to do in houses in terms of growing a portfolio worth 10 to 12 million to where I'll owe 7 to 8 million (3 to 4 million in equity/net worth) that will net about 150k to 200k a year.

I don't want to be the bearer of bad news but I truly believe starting with a single as a rental is a major mistake.

They could positive cashflow and i believe there should be good rental demand from student population but i am not sure about the scope of appreciation in the area.

It boggles the mind that anyone is still believing their nonsense. 

I don’t believe a tenant can stay forever, and I can cover the extra payments and lawyer fees for up to two years for the tenant who will be harder to remove.
