There is no ability to set execution date to the future.The 90 day rule starts from the date the current deed was recorded to the date the contract with FHA buyer is signed.

I have a property I'm considering seller financing with a wrap mortgage to a buyer, I'm currently refinancing the home and have the option to not escrow the taxes and insurance, which lowers the payment about 700/ month on the 1st position mortgage, BUT would escrow the T&I on the wrap mortgage. has anyone structured it that way what would be the pros and cons to structuring it this way?

The problem was that I kept tweaking the model.

It depends.On the property, the location, purchase price, demand in the location etc.Yes you can make it work but you must do your do diligence and run the numbers.

@Brian Kantor late to the party, but the $4k/year quote definitely seems excessive and hope you did better with Proper.
