probably the closest comp to yours that sold around the same price/sq.ft https://www.redfin.com/NE/Beat...your location is def not great being right next to a car wash and on a main town road. staging would've probably helped you sell it back in the summer time, as well as cleaning up the siding up front (unless that's just shade and/pr picture quality). some of the paint work is sloppy inside (pic #14 from redfin) and you left the wood paneling... should've just painted right over those. why is the bathtub covered?

The biggest surprise was the extensive water damage around the bathtub.

Just stuff you never imagined.....like all cabinets missing, toilets, bathtubs, water heaters, HVAC all missing....concrete in the sewer drains...and on and on.

Unless something major is happening to revitalize the area (I don't believe there is) I don't think it's worth keeping.On top of that, class C/D areas should cashflow WAY more - there's much more inherent risk - so you need the extra cashflow to mitigate that risk (which is doesn't sound like you're getting)Also you have to tenant proof these areas - so my sinks and bathtubs all have grids installed where the drain is.

There was quite a bit of cat hair, dust everywhere, and the bathtub is disgusting. 

Does anyone have suggestions regarding how to search for fully accessible (sinks, bathtub, no stairs…) apartments?

I'm thinking of changing the old bath tub to a jacuzzi bathtub in one of my rental.
