I talked to my agent and he is telling me:1) If it is a sewer backup - NOT covered2) If the tenant left the toilet running and it overflowed onto the carpet, then it might be covered.Has anyone dealt with insurance on anything like this?

I just start inching it back up with each new lease, where I need it to be.  

@Porter Nellans As a back up plan (aka one of the choices ) for your 1031 you can consider fractional ownership interest.

The most important thing you can do is to hook up with investors in your area to learn your local laws, closing attorneys (or title companies), how to buy, investors you can sell the wholesale deals to, etc.Reading online is a great back up, but you must connect locally.

Unfortunately, my experience with Roofstock is the opposite - a lot of dodging the questions, not willing to back up their marketing claims and transactions.

I would get with a local broker or banker that does these portfolio loans in case you need a back up to the Fannie Mae loan?

Do you have other house-mate tenant that can back up the oral agreement regarding the Parking situation?
