. ($10+k)- How is the building appear from the outside?

If, after my inspections are done, and the property is not what it appeared to be I will need to adjust my price.Let's say that after the inspection, there is $10,000 worth or work done that was not considered at the time of the contract.

The property appears to have been recently renovated, with a new roof installed in 2020, and the exterior was recently painted according to Google Street View.

The broker is charging 6%/$4,000, but the breakout you mentioned appears to be 2.5% to each side (5% total?).

It doesn't appear my wife will have to pay anything, her brokers insurance is handling it. 

I'd tell them about the CFD and expect it to appear as an exception on the policy but even if you don't, there's an exclusion in the policy for matters you know about that the company doesn't. 

I have seen this a good bit, what they really do is just increase the fees by the equivalent of 1.5-2 points even though the points box show 0 points.

Also it appears the company they want to transfer the loans to I looked up on NMLS consumer access is not licensed.... 

The area is small but is right outside of Bowling Green (the third largest metro in KY-60 miles N of Nashville) and there is residential construction going on in the area that appears to be selling around $225k on average for a standard 3/2 home.
