Situations like this I would have done a WT before offering.

While it is rare, there are situations where a Broker is not a member of an MLS. 

If they don't you personal financial situation plays a bigger part in securing a loan. 

.- My Resources / Constraints: I'm in a by no means unique, but perhaps less common situation for those getting started; I'm a somewhat senior software engineer at a tech megacorp and should be able to save a couple of down payments per year for lower priced houses (100-200 in my area), or perhaps one medium priced house (300-500).

I appreciated Zach's call today and the time he spent listening to me, and also sharing what he could do to find a solution to my situation.

As far as property management goes, I figured it might be best (in my particular situation) to start with a property manager since I will be travelling for work for most of next year and it would be better to have someone local to handle things for me?

The property has been in excellent condition since it was built two years ago, and I’ve lived there myself without experiencing any similar issues.The lease is a standard Texas lease, and I’m seeking advice on how to approach this situation fairly.
