That actually just sounds like your agent is hustling and trying to find buyers himself, as opposed to only relying on buyer agents to show the property.

You are relying on guests to properly build and control a fire.There is no way I would expect guests to be making a fire and keeping in in control.If you are in the Rocky Mountain west, fire danger is a real thing and one stray spark from some green wood popping could create a wild fire.

its not guaranteed until the title commitment is done and in hand.. lenders want that a few weeks in advance so they have time to review it and check that there is nothing on title they dont like or is a deal breaker to funding.. they dont want to do all the work then have one day to review and approve title. these companies work just like a bank  they have set process's and getting title commitment and funding  same day is not one of them. now myself I will without title insurance.. and rely on a trustee's guarantee and my borrower if something does not go right then my borrower has to make it right.. so it takes a very special borrower that has that capacity.. and or have earned my trust.

.- LendersI want to find a lender that I can rely to provide me a steady stream of debt and who I can show they can rely on me to provide them a good return without dealing with any surprises on my end.

You seem to be relying on second-hand stories to form a narrative that doesn’t hold water.

I work a lot in this space, and I've seen too many people get burned relying on someone else's numbers.
