The Treasury Regulations are very clear that a Qualified Intermediary is not permitted to release the 1031 Exchange funds unless certain events have occurred such as the 45 calendar day identification period passing or the 180 calendar day exchange period passing.

Tax rates are pretty much the same for Montclair and Newark, it is all based on the property value.I was surprised to see areas like Irvington and East Orange to have the highest rates, but property values are very low.http://www.state.nj.us/treasury/taxation/lpt/taxra...Hope this helps :)Anastasia

I was confident enough to offer $10k non refundable upfront as a show of good faith but my partner said that I can go to the casino if I want to gamble :-) Since it is my first property of this size, I listened :-) Also I'm not sure if $10k upfront would have been meaningful.Let's see what happens...Jean
