The project was delayed by 70 days and we had to have another contractor come in to do some touch up work.

(No stain) makes touch ups easy.

The first one is always the hardest, and building connections (realtors, lenders, property managers,...) is all part of the process.Assuming you buy a Turnkey rental (minimal repairs/touchups before leasing) the bank will want you to provide 25% of the appraised value.

Also, I am really in need of some repairs on one of my units.....nothing too major but yes touch up paint, clean out a new interior door, but the property management that I currently have wants a ridiculous amount.

Tomorrow doing some touch up painting and cleaning and should be rent ready by the weekend.

Not to mention, I find that longer term renters become much more comfortable and don't always treat the property well, which means more handyman and touch up expenses.My advice?

Sounds like only touch up for that price.  

Light fixtures, switches knobs and plugs, plumbing fixtures and some touch up is about all thats left...Staging is on track to go in late this month, and right on the market.... 

House doesn't need too much work just some paint and some minor touch ups.

His cost for a few hours of work to patch and touch-up paint can be taken out of the tenants deposit.
