In order to be nicer I suggest:- show property extremely clean, yard grass cut well, bushes/trees trimmed ($400)- good paint job ($1000)- scratch and dent stainless steel appliances (they are a wow factor) ($600)- living area no carpet...

When we do this, we then strap over the insulation with 2x4s to create a 1.5" cavity (the ventilation) then over roof - on the old buildings with their 7-9 pitch roofs we normally hang steel roofing directly on the strapping.

We put in a new AC unit, breaker box, roof, tore out rotted wood on the roof of the back addition, new insulation in the back room, new windows all around, all new doors, new siding, collapsed the septic tank and added a sewer line to the street, moved walls and opened walls inside, tore out the rock driveway and poured a concrete driveway, new fencing front and back, we also replaced some of the old steel plumbing with pex.
