Prices are going to stay stable and continue to rise for the next 8 years here, low inventory, few rentals available, the huge growth with new passenger terminal (Paine Field), Las Vegas-style bowling alley being built nearby, Pacific North West largest water park being built at Quilceda, and the new Arlington Manufacturing Industrial Center hub consisting of 4,000 acres pushes RE steadily up.

I recall one time walking into a property in Pacific Heights neighborhood of SF.which the SF folks will understand were that is and the values.. and the houses was not completely horrid.. but carpets were thread bear.house stunk that one stuck with me..

The reason I don't see the effects of redlining is because I grew up in a mostly Hispanic neighborhood (60% hispanic, 20% Pacific Islander, 10% white, 5% black and 5% Native American. 80% of the Hispanics living there were undocumented, which means they started from nothing and also had 0 welfare benefits.
