Go to Etsy and search for "rental property tracker," and you will find hundreds of nice spreadsheets to track 10-20 rentals, usually for under $10.Software has extremely helpful features like online payments, marketing syndication (click a button, and your property is advertised on multiple sites), electronic document review/signing, maintenance tracking, and owner reports.

Looking at bank statements, reviewing credit reports, getting 2 landlord references, etc.

Make sure to thoroughly review the reports, including eviction history and criminal records, to protect your investment.

It often requires a comprehensive review of all your policies, coverage gaps, and potential overlaps. 

We play games called, "lets show the property to a perspective tenant" and "lets go to closing together" and "lets deposit money in your bank account" and "lets review your college fund investments".

Note that I don't mean spaces that are specifically dedicated to the buying and selling of properties, as those spaces will be saturated with competition.So, to your specific question, I can't review the service as I haven't used it (and something tells me you won't find many people who've used it here), but as a professional Marketing Strategist I can say that their method is off track as to marketing fundamentals.
