I could to a 1-4 unit, but I find that the underwriting is so different and again the comps valuation kinda sucks. 

It is so good to know all the detail that a conversion requires. 

Haha I didn't even get into the details of how cleaning up after the coroner removes a body is so much cheaper when you're local, when someone OD's, offs themselves or get's murdered in your property.

It does not eliminate you doing a thorough background screening. thats all it is, so many make it much more complicated.

Even then, OOS REI will come with some significant challenges...Specifically, one of the MANY reasons OOS REI is so difficult (esp. for beginners) is that it requires you to assemble, manage, and incentivize a team of people you'll be completely reliant on from hundreds of miles away (sometimes without even meeting those people face to face).

I would read that book and the book “BRRRR” also by David Greene before you even hire another contractor it will save you tons of money.Yes it would be very helpful if you could let us know who the contractor is so we could stay away.GOOD LUCK 

The fee structure in PM is so complex just looking at other companies and my own lolIt would be nice simplifying it from a consumer standpoint.We rolled out a monthly flat fee and thus far investors like it.Might completely transition to this model eventually.But all in all PM's have so many different fee structures for the various markets, asset and property types
