Kyle,Before you do this call your lender or who ever is serviing the mortgage and find out if they allow a transition into an LLC or if they have a "Due on Sale Clause". 

What I have seen is an internal sales team (AE's/Reps who split their time between referral partner development and managing their pipeline) combined with someone solely responsible for digital marketing (social media, SEO, ppc).

The rehab expenses don't line up but they are not stealing, I would suggest having a zoom call or sit down with their PM or account manager to see what is not lining up and where you see issues compared to what they have on their sheet. 

I would definitely go directly into the police department or try to get a call to make a report directly. 

The challenge with S8 in this scenario is you always have a piano over your head and all a tenant has to do is call the code office to create an issue for you. 

For example the (first) 1007 comes back and he shares with me he is going to review it with his team and call me...
