I’m a local agent and I would say there are quite a few.

Although I have gotten on quite a few NNN brokerage mailing lists, I am nervous about the 45 day timeframe and lining up a great up leg(or two) that actually completes the 1031 and ends up being a stable safe move.Enter DST's and diversification of location and asset type, combined with their 5-10 year cycle timing, that seems to line up with the usual ebb and flow of the economy(if timed right).

It was not a fast job and they overloaded the back of the pickup quite a bit weight wise.

Both can be quite expensive over a year and you want to be very clear on what those are, what they cover, etc before you purchase.

From my perusal of what the software offers, it appears to be quite comprehensive both on the management and accounting side and the monthly cost is not excessive.However, I wanted to check in with fellow investors on this platform to see if anyone is currently using or have used STESSA and what has been their experience, particularly on the security, functionality, user friendliness and stability of the online software system.Many thanks in advance for your feedback.

Real estate is not my primary job, and I travel quite a bit, so having the piece of mind that I don't have to worry about the 2am call is absolutely worth the fee. 

Our project has been pushed out quite a bit, but as far as I can tell all for legitimate reasons with permitting delays and market shifts.

Three of the rentals are in Southern California and have appreciated quite a bit and so I’m starting to look at what I could be doing with that equity.

His warning to me is that once it starts to turn a profit, which most STRs do, I will have to pay Uncle Sam quite a bit.
