I recently just added her to my credit so she can get a little boost in her score to help more with the process and yes with the low down payment I don't expect to live rent free but one can dream for now all I care about is owning the property cashflow will come later.

You can't expect to get the same results investors were getting in 2018.You can play with the numbers a little, but be careful.

ARV of $285k as expected Lessons learned?

This venture was originally expected to have a 10 year horizon, with the goal to maximize IRR in that period. 

We like being aggressive in stock market investing but more conservative in real-estate given that we plan to use that for cash-flow eventually.The options are:We expect to have $200K/year in taxable savings the next 5 years (barring a job loss)- Pump all savings to the stock market & keep the current rental properties as-is and payoff the properties over the next 15 years using cash-flow for snowballing.

You expect to start this or next year and in two  years have it making $500k net for you?

While it is justified or not, the market has changed in terms of expectations too. 

Just to take a step back...You mentioned your monthly mortgage on your current primary is $2900/month, but you expect rents to only be $2500/month.

Their book is super helpful, and so far I'm guilty of at least half of all the newbie mistakes they talk about, so I expect my rental operation to improve as I implement their advice over the course of next lease term.
