I have sold a package of two properties on land contract to ONE BUYER.

The package I speak of is I will be buying all 3 off the same owner. 

I got mine through a run in at a grocery store, the lady had 200+ homes, it took about a year to get the list of homes together and I assigned packages of 10 to buyers, that took about 9 months.

This means that a company may offer a complete solution or package whereby they build / rehab and supply rental income properties, new or existing, where you simply purchase a slice of a portfolio of properties or individual property and start earning a rental amount from that investment after the expenses.So now that we understand that part, can the same be said or done for Rehab services providers or projects? 

As expected there are a tons of people making money by selling bogus liability protection packages out there. 

The key is to be organized (investment package), properly present your case (solid underwriting) and persistent.

I have learned a few things: Lagoons work well, but are more regulated than package plants or city systems. 

This package looks like a warzone purchase.

Contact a local attorney that does real estate and have them draft a loan package on your behalf.
