@Taylor Davila,I'm not in the Louisville market, but how I figured out potential vacancy and pricing is by using several tools and even looking at airbnb.

What I mean by that is they lure you in with the free trial,  however, the free trial doesn’t give you near enough time to set up a website squeeze page your profile couple of direct mail mailers and any other marketing tool there is on the Automator.  

There are great ways to learn here and great tools to use.

With wholesaling, marketing budget is key, but also persistance and having the tools/resources to do it well. 

My mindset has just shifted from using real estate as a wealth building tool to a wealth maintaining tool. 

Large companies and equity firms obviously have more resources at their disposal than a small investor, but to me I couldn't help thinking about all of the tools and extra benefits we get as small investors.
