I work with a large group and we help people start investing passively as an LP, I've found it's a great way to get started because you can watch and learn with much of the risk removed since the experienced sponsors are doing the heavy lifting.

I would watch out for caveats with the strategy, and double check it of course, but I think this is just a "pull out excel" type of solution and compare the ways to go about it. 

I've been watching a lot of videos from https://www.strlawguys.com/ but this is going to cost a good chunk of change to setup a fairly complex protection structure.

Right now I’ve just been watching BP videos and just bought a real estate investing book on amazon.
