For others, they would never buy a property that didn't cashflow and don't expect appreciation, and it works.Maybe the lesson is to REALLY get to know your chosen market well and freely adapt your strategy to the market and to your own goals.

I agree with @Taylor L. points those are important metrics to look at in the areas you know and their surrounding areas but the fact of the matter is you can make money in real estate in any market you just might have to adapt your strategy.

In my experience flood planes can be a total headache but sometimes there are ways exceptions in the code that still allow you to continue with construction - might just have to adapt a bit.I'd consult a local architect that has experience in flood planes.
