Some sort of owner occupied strategy (house hack or live in flip) is probably your best bet for a first investment.

I’ve been wasting money paying minimums on everything while I sort this out.

I want to provide access through the common wall of the two units of a duplex. nothing fancy, sort of a "doorway" without a door, same size of a door.

If the only plan was to list the property on Zillow or get advice on how to sell it here, then this seller would be much better off listing the property with even the worst real estate agent ever. 

In my call I was told the worst case scenario for Class A investors, if the Capital call fails and they don’t contribute to it is 70% of your original investment will be returned upon sale of assets (given it’s not ideal to sell now).

I always try to plan for worst case scenarios, and carry enough reservesGino
