There are plenty of creative ways to avoid some of the worst case scenarios in real estate like foreclosure.

If you are going to be doing more than just the one deal you are currently looking at, you will gain a lot by learning from the experience and mistakes of other investors.  

The worst part of section 8 is when they don't pay and you go to the tenant and say "Here is your 3 day notice, I didn't get rent" and they say "Not my problem, go call section 8".  

If you are going out-of-state, I would get a single-family to start as a test, or at worst, a two-family.

Many of these mistakes were avoidable with experience.So based on this I would just get an agent and get it sold and hope you don’t lose more money.

I am sure early on in your career you`ve made mistakes and trusted the wrong people/professionals, and I bet that didn't prove you a bad real estate professional.

I’m not sharing it to criticize the site owner, but rather to highlight how small mistakes can cost you money when advertising on Google.

I pushed back on this and requested a re-appraisal - I submitted comps showing what other less desirable condos in my area have recently sold for - but the appraiser is sticking to his estimate (of course he's not going to admit he made a mistake).

I would maybe rethink that a bit.Now, on to the worst thing.
