@Brynn Walden, Syndications may be tough to work with a 1031 exchange. 

I would love to connect to exchange ideas and even see if there are ways we can help each other. 

Eventually, I plan to sell it via a 1031 exchange for either a multi-family property (Savannah, Ga..?)

We've noticed a very strong increase in out of state investor interest in Oregon motivated by Oregon 1031X Exchange transactions and wanted to share some insight into alternative income producing asset classes that are common, attainable and available in Oregon. 

He says everyone in all the surrounding towns uses this agent and he used the agent when he had purchased long ago (maybe 15 years prior).Fortunately my first foreign exchange student in now a lawyer for the German government and her husband is a German judge.  

If you create a new partnership then you are not meeting the same taxpayer requirements of the 1031 exchange. 

It seems risky to continue to defer and eventually be stuck with the taxes on that depreciation when I would sell, I could do a 1031 exchange but will it eventually be recaptured at some point correct?

I don't post here often, but I do like what Henry Clark had to say earlier about choosing properties that have been on the market for a LONG time.I used that strategy for a 1031 exchange from a small condo to a 6ish thousand square foot commercial office building (no experience).

But when I said no this time, tenant wanted to exchange words with the contractor.

Otherwise the 1031 Exchange is worthless.
