There are going to be three levels of addressing this 1) things you can simply go there and do anytime (pick up pet waste and throw it away) 2) things you can do given proper notice (enter the unit and inspect, repair damage etc) and 3) things you can only do given proper process/procedure (notice to vacate, increase rent etc.)

I am going to try and answer this question with a fair amount of grace, so please bear with me.As to the original question, here's a rough idea of my thought process regarding a potential purchase:The hospital is a Level II trauma center with 390 beds (that's a decent-sized hospital), so it probably needs a fair number of travelers.

If you order laminate it is almost as much as entry level stone, at that point I'd go with stone. 

My house more than doubled in value and so I don't see prices going down to the levels they were a few years ago.

There's options here for all budgets and experience levels. 

The issue is this negative initial cash flow increases the amount invested which will impact ROI forever.I do not do flips, but if I purchased this property I would be flipping it rather than suffering that level of monthly negative cash flow on that cheap a property.Regardless if you rent or sell, add a closet to each bedroom.  

Costs of set up of Trust, Costs to attorney to set up note, monthly costs to service the mortgage.Just my guess.My thoughts are if you have reached the level of a trade or business, then yes, these costs would be deductible.

If you want something more affordable but still solid areas I would consider - Upper NE Philly, Roxborough/manayunk, and West and part of East mount airy.
