I've been a RE developer for nearly 20 years working in every asset class. 

The forums are full of self-managing landlords who make little mistakes that turn into big mistakes that cost them years of cash flow (or more).If you want to be a DIY landlord, I recommend books, blogs, classes, or other resources to educate yourself quickly.

Most aren't in class, studying, etc then.

You can exchange 1 property into multiple properties in locations and any asset class (farm, office, single family, multifamily). 

Do not use prefab in B+ or above class (and maybe not b class if owner occupying)   For cabinets look at better cabinets and granite or h cabinets.  

Here are some examples- 3/2 in class a rents for $6k in my market.  3/2 in class c- rents for as low as $2.5k.  

The only thing I can think of is maybe get a co-host to manage the day to day.Are you wanting to vacate the upper floors and find a new place?

@Zack Rosenbaum $400 for a 4 unit is crazy but not sure asset class.
