Off market deals are more like catching fish with your hands, and if you get your hands on one, it still requires a lot of work to uncover all the relevant information about the property and nurture the relationship with the owner - and after a few weeks you may find out the price is too high or they have chnaged their mind and are not selling after all.

Two cars fit inside an actual garage, two spots are uncovered, and the final spot, which apparently used to resemble a small carport with two lockers inside it, had doors added to it just before I bought my unit.When I first visited with my realtor, I was told the shed belonged to my unit, which implied that one of the parking spaces was mine since the listing said "parking + storage."

In San Fransisco the rental market is so high and inventory so low that many unpermitted "illegal" rentals exist with the city's taking a blind eye approach for the most part, there are too many to enforce.As for rectification, that depends upon ability to access areas required and what was done, if you have an unpermitted HVAC unit located too close to the building, it will need to be moved, plumbing may have to be uncovered even if under a slab, I have seen it go from easy to seemingly impossible.

Apologies if this has been covered before but google-fu did not uncover anything.Was wondering if it is possible (and if so, how) to transition from a house hack to a BRRRR strategy.Obviously with an FHA you don’t have enough equity to start with to get any cash out with a refi, even if you knock the Reno/ARV out of the park.
