I am familiar with proforma creation and utilization, in addition to receiving a certification from George Mason University for project management with a focus on feasibility.While one would think these credentials are enough to translate into a successful independent career, I am having difficulty translating a limited and basic commercial real estate experience into the experience needed to begin with regard to real estate investing for myself.

The commercial lender I represent reviews these stats and generally avoids properties with neighborhood scout crime scores under 20 (translation, this neighborhood is more dangerous than approximately 80% of neighborhoods in the U.S. with a score of 20) If we entertain a property in a higher crime area it is usually at a reduced LTV, like 60% instead of our max 75%.

I don't mean to be rude about it, but if you're an Art History major, or something that you just won't be able to translate into a job, you should really think about it.Another thought, having a W-2 job makes getting loans for buying houses a LOT easier than in you don't have W-2 work.
