Has anyone worked with Surplus Lines Insurers for home owner's insurance policies or builder's risk insurance?

Even if we have one, the present inventory shortage may not become a sufficient surplus that would result in a significant price correction of real estate assets.

There are a surplus of rentals in the area and many are now failing after the 2020 boom, that includes tiny homes. 

This would leave us with about 300k surplus cash.

Right now I am looking for an HONEST PARALEGAL OR ATTORNEY, that you have had a favorable experience with, who has experience in assisting clients to collect from the Arkansas Land Sales Commissioner for OVERAGE (AKA EXCESS PROCEEDS OR SURPLUS FUNDS.)

Florida has huge wind/hail exposure which makes it a cat state and we generally have to find excess and surplus lines carriers to insure the larger multifamily properties.

I say all that to say that as a first investment, I would caution people to stay clear of auctions unless they are comfortable with a surplus of reserves because its very difficult to assess how good/well maintained the major systems of the property are from photos. 

While an interest rate drop or surplus of home inventory should theoretically spur home buying, not everyone will reach that decision.  

Collectively we've been sold an "american dream" that has been shaped by a surplus of land, relatively low population levels, racism, cheap financing, and automobiles.
