They don't want to sell their home, however, but would rather keep it and turn it into a rental property, esp. since it is in a very good school district.Their current LTV is like 20%, very high equity. 

Everyone seems to likes the property, sometimes they want something bigger, found something furnished, something closer to school... etc...My question is, as a very impatient first timer, is I'm considering lowering the price but I'm getting solid leads with my current price.

This house is in a great rental area right across the street from a major med school, he’s had no problems renting it out in the past.

If you are looking to expand beyond student housing, Pittsford, Brighton, Gates, Chili, and Henrietta all have fantastic school districts and opportunity for family rentals. 

I'm old school. 

I wouldn't invest in an area just because you have a child going to school nearby.They will only be in school for a couple of years and then you have a rental 100%Who will be managing the property - Will it be you or will it be your child?

And then move into price points that meet or exceed the median price points for a given MSA  look for good schools etc. and do not buy in Gary at all is my personal view on this..

All the kids go to school daily and there is an adult staff member in the house 24 / 7.Looking for any advice or things to consider before accepting this application.Thanks!!
