Also, I won't profit right now from rental income - only my IRA will profit (yes I know it's me later in life), but I want more capital now so I can pay down my private student loan faster and repeat the process with other properties.The place is 1 mile from the beach, 2 minutes to the bus stop, 1 mile to the train, and less than 1/2 mile to a new mixed use development that will open this spring (just the 1st phase) and it's a 20 - 30 yr mixed use project.

My wife, though she knew the area and went to college here, wasn't sure she wanted to move back, but she is loving it and happy to be away from the congestion of the Sillycon Valley.We started buying a condo for students in 2007 and just prior to COVID lockdown, sold it and 1031 exchanged it into two fourplexes.

lots of options depending on your goals. i focus primarily in knoxville with long term holds and a few flips. my long term holds are focused in 37921 and 37912 zip codes and focus on long term tenants and student rentals. oak ridge has a great upside for long term renting as well as mid term with the lab and all the contract labor that goes in and out of there. happy to pass out some references if needed.

I have been doing my fair share of readings but i have a lot of questions that pop up and wonder who i can reach out to More info on my financial status if anyone is willing to give recommendations:10k in roth ira3k in high yield savings (paused to pay off debt)6500 in student debt200 ish in credit card debtestimated 4.5 months to pay off. 2 current part times (only been at each a year)expect to go full time on 65k salary working at brick and mortar bank and use college transcript as 1 year and pay stubs as other forms of evidence of a jobfather will be able to aid 20k as gift and if need be added as a cosigner for better approval rates.my goal is to save 50k, debt free and look for houses, however, could this be done sooner with other thank you for any and all advice !

So we talked to our attorney/CFO contact and he told us to be very very suspicous; seems more like cash cow for Pace when getting few 100 students every month to fork over $2k and tell them it takes 6 mnths to 'set up' (umm - a DUNS # is FREE) and then throw them a bone after you've made how much cash-on-cash w/ the $200k that comes in every couple weeks...
