Some things that strengthen your case even further would be if the property could be separated into multiple parcels and/or if your seller is willing to give you two contracts on the property to reflect further that you are buying two distinct properties.

You may want to strengthen your lease-  Also make sure she has renters insurance which covers the dog.

the undercapitalized SFR investor had a huge mortality rate and promulgated the Real estate melt down.ITs only with the new lending laws and underwriting criteria as Jon mentions that has strengthened the borrower investor.

A lot of this is driven by wishing to strengthen relationships with small regional lenders for increases in our line of credit, etc.  

A mission might be to develop and redevelop neighborhoods, or to provide affordable housing or to rehabilitate housing to eliminate blight or strengthen community relations among apartment owners and tenants.....etc. 

If the BPO is in your favor it will only strengthen your offer price.
