So, looking for common-ground, I'd say the solutions lie in combining (1) super modest rent stabilization laws that won't handcuff and bankrupt developers and landlords but instead focus on anti-gouging; (2) enhancing rent-assistance programs; and (3) streamlining development, with crackdowns on NIMBYism.    

There are companies that underwrite loans using AI, companies building decentralized finance around cryptos, etc.

Would a crypto investment account be acceptable to a lender as 6 months reserves?  

property was re-financed to lower interest rete using FHA streamline during low interest period (~2.1% interest),Unfortunately the loan requires to live in property for another year so hopefully after that will be able to rent out expect cash flow

It seems to be astronomically different from what I have read in this book and the book 'one rental at a time' (along with things like rich dad poor dad etc) But keen to see all the pieces of the puzzle come together as I learn more.I have ZERO experience in property, I invest in Shares and Crypto and my partner has a 1 bedder (120k owing) that we rent out, We were looking to buy a home for ourselves but the market seems ridiculous atm and anything we had liked (small 3bedder single family home) I just don't think is worth 900+K and pushing our loan plus repayments to the max.

There is an FHA 203k loan that is more streamlined that shouldn't take too long where the bank give you 110% of the purchase price, so 10% above the loan amount rather than it being a FULL rehab loan which can take longer. 

We have unbanked and crypto tenants so needed alternative ways for them to pay us from phone apps.

I am investing every penny and putting it in stocks and crypto.
