I believe we're seeing a phenomena of 'Sticky Pricing' but it is already starting to readjust.

They end up actually raising the prices of existing non-regulated apartments and properties, and have a very chilling effect on investor activity in the subject area.Of course, there are cases where some regulation is required for those nasty slum-lord types to prevent kicking out someone in the middle of winter into the deep, freshly-fallen snow, or if they won't fix the hot water for weeks at a time.But, IMO, the more government gets their sticky fingers involved in a legitimate business, the worse they make the situation; it is almost never improved.

The one part that gets sticky in home sales is if there’s a known issue that’s intentionally covered up by the seller.

To me its seems that as far as rent goes that rents have a fairly sticky floor, and probably don't fall in proportion to the decline in the Home Value you purchase due to the fact that at its core you pay rent for a place to live and that fact alone makes up a large amount of the value inside a rent payment.

Party A will be broke and unable to clear the title, but Party C performs and now expects YOU to deliver clear title, which you can't ... unless you want to pay off that $1 million judgment.See how it gets sticky when multiple parties get involved?

I was raised to kinda keep money out of the discussion and I am not comfortable networking for money and it clearly shows :|I get so many deals in my pipeline to purchase by networking because I’m comfortable talking about helping people get out of sticky situations with their homes but I need to get over my issue with asking for money.
