You profit share with them for the first 10 deals (at the higher levels) because they really are right there with you holding your hand, and as I mentioned, doing three way calls, etc. every step of the way.  

I don't know the #'s off hand but I feel safe in saying L.A. would go bankrupt yr2 if not yr1.It's not remotely feasible.

Back in the day of my early start I got in "on tour" with Nouveau Riche. 

House hacking is the BEST way to get into real estate investing and that's how I personally got started as well too.

Engage an investor-focused realtor/broker in your preferred market (this is not a residential realtor) and start 'tire kicking' the market and properties that fit your criteria.

For connecting with local resources like mortgage brokers, investors, and agents, the Austin Real Estate Investors Association (REIA) is a great starting point.
