I'd reduce the size of your units and stick more to 1 bed and 2 bed than what you have the numbers aren't really looking good on this deal. 

Bathrooms will take normal size tub/shower and smaller single vanity. 

It's a matter of preference but I have seen a lot of owner operators your size and bigger using Buildium.

Depending on the size of the project - that can eat up a descent chunk of money.  

If you look outside city limits make sure you do some research on the septic system, your lot size, if you even have room for a backup field , the ability to replace septic is becoming a real issue statewide. 

How many townhomes can fit on the site, assuming 1,850sf unit sizes?

@Jefferson Black- thanks - I am not aware of any lender that  will do a loan on an INV  manuf home property ...you might contact the local small to mid size credit unions and banks in your area ...you also might try the bank that you have  funds deposited at - good luck

They consider factors such as property type, location, and size.

Prices less than that tend to require a lot more rehab budget or, are unlikely to have the proper mix of location, size, amenities, etc to have a strong ROI.If you follow @robbuilt from BP you'll see he just posted on his IG story a link to my most recent STR I launched for a client!
