Unless your tenant is in default of the current lease, you have nothing to do ( I think, what am I missing).

I think mine cost 1800 for a 400,000 LOC, but I'm a noob and may have got a bad deal.

From there, I try to figure out why this house isn't selling, and if I'm still interested I'll make an offer at a price that works at my numbers.Other than that, yes I think it is a great idea to dig deeper into more creative methods of finding deals - wholesalers, direct mail, door knocking, networking, etc.

But I think finding a cleaner to do it and/or a neighbor kid may be my best bet! 

They were thinking of planning another one that required massive loans (7 figures). 

I think Landlords are better off using strong policies, knowing the law, acting quickly and professionally.

When you start selling listings and making money, then you can think about investing in a dialer or other tools.  

I think you can find affordable homes in any of these markets.

I also handle any inspections needed before the opening of a site.
