I've also managed to save roughly 60k for a down payment/cash reserves on another property.

I've sold rentals before and almost always was asked for a copy of my Sch E.Also during the due diligence and inspection, try to talk to the tenants directly to confirm how much they pay, and also if there are known issues that haven't been repaired (roof leaks, frozen pipes in the same area every winter, etc).

To confirm I understand what you meant, if I wanted the cashflow, did you mean look for markets where the purchase price is low and high rental rates ?

Every REI Podcast I’ve ever listened to will suggest something like the brrrr strategy so your answer seems to further confirm that.

Please assume the loan is transferable/assumable, I'm still confirming. 

I would like to see some reserves but being class c I’m not sure if I should expect that or use it as a criteria to disqualify.
